Park Crescent

The Challenge

We were engaged by a US based family who were looking to find a lateral 3-4 bedroom apartment in Marylebone as a London base for their many trips here. They wanted the flat to benefit from a lift and porter, but they wanted a traditional period building. We were engaged by them in the first week of January, at the start of lockdown 3. Restrictions and quarantine rules for international arrivals had just been enforced. Our clients were still in the US with plans to visit later in the year.

The Perfect Conclusion

Due to our relationship with the local agents we were the first in through the door of a stunning, lateral, 4 bedroom apartment overlooking Regents Park on Park Crescent with enormous potential. The flat had the porter and lift and was set in a Grade I listed, white stucco fronted building. It also benefited from access to the private communal gardens, had its own two car garage and had a private terrace. The flat was perfect for them, but needed work, and our clients were still abroad. With flats such as these rarely coming onto the market, we advised our clients to make an offer and get the legal work underway in advance of their visit to London.

We introduced our clients to our network of builders, designers and surveyors to get a firm understanding of costs. Once this was clear we could start the negotiations. We secured the flat at a highly competitive £2,171 per sq. ft., with refurbished flats on the same floor achieving well over £3,000 per sq. ft. in the building.

Once the transaction was far progressed, our clients flew over to see it in person and we exchanged contracts shortly after.

The Unfair Advantage

We give our clients first mover advantage. Not only did we gain access to the apartment before anyone else, we were able to make the right introductions to obtain quotes on a Grade I listed building in a very tight timeframe. This truly special apartment would have no doubt have sold long before our clients planned trip to the UK had we not.

The Challenge

We were instructed to assist in the purchase of a two-bedroom flat in a secure new development close to Kings Cross. Our client was a first time buyer from Croatia who was studying for her PHD at UCL so she was very busy and needed our help. Without an in-depth knowledge of the market, the areas to consider, or the process, our assistance was required to explore, educate and advise.

The Perfect Conclusion

We identified a stunning two-bedroom apartment set within a modern development located a short walk away from both Kings Cross station and UCL. Being owner occupied, the apartment was still in almost new condition. There was a competing bid on the table from another buyer, but thanks to our swift negotiations we managed to not only convince the owner to sell to our client, we also managed to negotiate £15,000 off the asking price equating to a very competitive £938 per square foot.

The Unfair Advantage

Our buyers’ offers stand out from the crowd. By ensuring the offer was well organised and clear from the outset, the vendor knew that with good representation, the buyers would be able to move to a swift exchange and completion. This helped him to tie in his onward purchase before the end of the Stamp Duty holiday setting us ahead of a competing bid.
